September 2026 auction results: £8.637 million sold and cottages achieve 128% above guide

The results include sales before, during and after the auction on 30 September 2026.

Two cottages in Long Eaton led the way on percentage uplift, while a detached house in New Malden sold for £198,000 above guide. In Ware, two apartments each achieved £26,000 above guide. Here is a closer look at three of the sales.

Renovation cottages in Long Eaton

Guide £120,000  |  Sold £273,000 |  Uplift 128%  |  View property

The pair of period cottages at 14 & 16 Elm Avenue, Long Eaton, sold together for £273,000 against a £120,000 guide. That is £153,000 above guide, an uplift of 128% and the largest percentage increase in the September sale.

Each cottage has two bedrooms, and both needed comprehensive renovation and structural repair. Close to West Park, they offered builders and developers the chance to take on a substantial project, with scope for refurbishment or reconfiguration, subject to the necessary consents.

For an owner wondering whether to carry out repairs before selling, this is a useful example to discuss with an auction valuer. These cottages were marketed with the work still to do, allowing buyers to assess the project and decide what they were prepared to pay.

Detached house in New Malden

Guide £610,000  |  Sold £808,000 |  Uplift 33%  |  View property

At 24 Lynton Road, New Malden, a detached three-bedroom house sold for £808,000 against a £610,000 guide. The £198,000 increase represents an uplift of 33%.

The house needed modernisation throughout. Its KT3 location and scope for refurbishment or reconfiguration, subject to the necessary consents, gave buyers plenty to consider. Local amenities and transport connections were further features of the property.

This was the largest cash uplift of the three featured sales. It is also a reminder that a home does not have to be newly refurbished to find a buyer. For someone willing to take on the work, the chance to improve a property can be part of its appeal.

One bedroom apartment in Ware

Guide £100,000  |  Sold £126,000 |  Uplift 26%  |  View property

The one-bedroom apartment at 82 Tower Road, Ware, sold for £126,000 against a £100,000 guide, an increase of £26,000 or 26%.

Offered with vacant possession, the leasehold apartment needed internal modernisation. The listing showed 125 years remaining on the lease and highlighted Ware’s rail connections towards London. It gave buyers the option of improving a home for themselves or a property to let.

Another apartment at 46 Tower Road achieved exactly the same result: £126,000 against a £100,000 guide. The two sales provide a useful comparison for owners considering auction for a smaller property that needs updating.
