How Auction Turned a Potentially Lengthy Sale into a £115,000 Result in 28 Days

For the owner of 11 Capital Point, Temple Place, Reading, the priority was finding a route to sale that could avoid the uncertainty and potentially lengthy timescales associated with a traditional transaction.

Just 28 days after launching with First for Auctions, the one-bedroom apartment sold unconditionally for £115,000, achieving 27.8% above its £90,000 guide price.

On paper, 11 Capital Point has plenty going for it.

The vacant leasehold apartment offered approximately 463 sq. ft of accommodation, a private balcony, and an estimated rental value of £1,150 per calendar month. Its position close to Reading town centre, Reading Station and the Elizabeth Line also gave it clear potential as a buy-to-let investment.

The challenge wasn’t necessarily the property itself. It was choosing the right route to market. 

Romans Reading identified that apartments within Capital Point could take longer to sell through the traditional market. For the seller, which could mean waiting for the right buyer to appear and then entering a conveyancing process where the transactions still weren’t legally guaranteed until exchange.

The Strategy: Create Competition Among Motivated Investors

On auction day, competitive bidding drove the final sale price to £115,000.
